CONCESSION AGREEMENT

The Concessionaire covenants that it shall at all times during the Concession Period:

1. Use the Concession Area solely and exclusively for the Permitted Use and always in accordance with the terms of this Concession including in particular the Fit Out Document (if any) and not for any other purpose without the prior written consent of the Licensor.
2. Submit plans and specifications (in accordance with the Fit Out Document, Including, Method Statement, Risk Assessment and Insurances (of appointed fit-out contractor), (if any) of any proposed alteration, addition or improvement of or to the Concession Area or any part thereof, for the approval of the Licensor and shall effect no such alterations, additions or improvements to the Concession Area without the prior written consent of the Licensor.
3. To a standard acceptable to the Licensor (which the Concessionaire accepts will be the highest possible standard), at its own expense, clean, maintain, repair and keep the whole of the Concession Area and (to the extent applicable) all machinery, plant, fixtures and things therein or which at any time during the Concession Period shall be installed or erected therein or be part thereof in good and safe state of repair, working order and condition and in a manner which shall not cause any damage to the structure or any internal or external part of the Concession Area.
4. At the expiration or termination of this Concession to vacate and return the Concession Area to the Licensor in good repair and condition and, if so required by Licensor, to remove all signs, names, notices or advertisements erected upon or affixed to within or outside the Concession Area and all letterings, internal partitions, fixtures and installations of the Concessionaire from the Concession Area at the Concessionaire’s own cost and in each case make good all damage done to the Concession Area by such removal to the satisfaction of Licensor so as to reinstate the Concession Area to the condition that the Concession Area was in when provided to the Concessionaire.

Appointed Supplier to provide the following Fit-Out documents:

1. Method Statement
2. Risk Assessment
3. Copy of Insurance
